Dubai – Dubai’s luxury real estate market is booming, with ultra-rich Russian and Chinese investors flocking to the emirate in search of a safe haven for their wealth.

According to a recent report by the property consultancy Knight Frank, Dubai’s luxury property market is expected to grow by 20% in 2023, driven by strong demand from international investors.

The report found that Russians and Chinese investors were the two largest foreign buyer groups in Dubai’s luxury real estate market in 2022. Russians accounted for 15% of all luxury property sales in Dubai, while Chinese investors accounted for 10%.

The influx of Russian and Chinese investors is being driven by a number of factors, including the rising geopolitical tensions in Ukraine and the increasing economic uncertainty in China.

“Dubai is seen as a safe haven for investors due to its political stability, strong economy, and tax-free environment,” said Faisal Durrani, Partner and Head of Middle East Research at Knight Frank.

“In addition, Dubai offers a wide range of luxury properties to choose from, as well as a world-class lifestyle.”

The most popular luxury property areas in Dubai for Russian and Chinese investors include Palm Jumeirah, Dubai Marina, and Downtown Dubai.

“These areas offer a mix of luxury apartments, villas, and penthouses, as well as easy access to world-class amenities such as shopping malls, restaurants, and beaches,” said Durrani.

The average price of a luxury property in Dubai is currently around AED 2 million (USD 545,000). However, prices for the most exclusive properties can reach into the tens of millions of dollars.

The influx of Russian and Chinese investors is having a positive impact on Dubai’s luxury real estate market. It is pushing up prices and driving demand for new developments.

“The growing interest from Russian and Chinese investors is a sign of confidence in Dubai’s luxury real estate market,” said Durrani.

“We expect this trend to continue in the coming years, as Dubai remains a top destination for ultra-rich investors from around the world.”
